Rental Unit Tracker
Record important information
on all of your rental units
The Rental Unit Tracker
component contains information about each of your rental units including
a Unit Identification (1) and its street Address (2).
There is also a Description field (3) where you can enter notes about
features of the unit or property.
There are four tab buttons that show the Tenant information (4), Notes (5), Unit Cost (6), and Tax Information (7).
The Tenant tab (4) shows the name of the tenant (8), the total rent due for each rental period (9a), the Rent Due Date (9b), and the Lease Exp. Date (9c).
Go directly to the Tenant's record by clicking the View button above the Tenant field.
You can assign several tenants to one unit by clicking the Multiple Tenancy button (10).

When the Multiple Tenancy button (2) is checked, the Tenants field (4) expands to accept any number of tenants. Just click the Add/Select Tenant button (3) for each tenant.
If you need to remove a tenant from the list, click the tenant's name and then click the Delete Tenant button that appears.
Go directly to the Tenant's record by clicking the tenant's name and then the View button which appears above the Tenant field. |

The Notes tab (1) shows the Notes field (2) where you can keep any information about repairs, unit condition, etc.
Click the Add/Select manager button above the Manager field (3) to assign a manager to the unit. This is required for creating receipts and invoices.
The Show Unit History button (4) displays a list of all the tenants that have
occupied the unit and the date they moved in.
The Unit Cost tab (5) shows the Purchase Date, Cost of Unit including Reconditioning, etc. Find out more about this on the next screen.
The Tax Info tab (6) shows the Kind of Property and Owner information that is required on some income tax forms.
The Rental Unit Report (7) displays information about any or all of the units and can generate information for income tax forms.

The Unit Cost tab (1) shows the Purchase Date (2), Cost of Unit including Reconditioning (3), Sale Date (4) and Sale Amount (5) fields.
There is also a button you can click to easily add a mortgage payment for this unit to Rental Expense Tracker (7).
The information on this tab can be password protected by clicking Password Protect (6). You will be asked for the password whenever you click the Unit Cost tab button (1).
Also on this screen are fields for the Mortgage Payment (8), Balance Due (9), Interest Rate (10), the Loan Months (11) and months Left to Pay (12).
These fields (9 - 12) are automatically updated when you click the Add Payment to Expense Tracker button (7). |

The Tax Info tab (1) shows the Kind of Property (2) and Owner information (3) that is required on some income tax forms.
Click the Add/Select Owner(s) button above the Owner(s) & % field (3) to add one or more owners along with their percentage of ownership.
You should add at least one owner for each unit. |
